2. "Can I see photos of a job you finished two years ago?"
Not last month. Two years. Paint problems show up at the two-year mark — peeling, fading, caulk cracking. A contractor who stands behind their work will have those photos ready. Someone who doesn't will suddenly get busy.
3. "Who's actually going to be here every day?"
The name on the contract and the person holding the roller are often not the same. Get the names of the crew. If the contractor won't tell you who's showing up, they're subbing it out to whoever's cheapest that week.
You didn't hire a contractor to gamble twenty thousand dollars on someone else's shortcuts. The difference between a job that lasts fifteen years and one that fails in two is visible before the first can opens — if you know what you're looking at.
