Here's what nobody in the trade will tell you about hiring a contractor: the entire dynamic shifts the moment you ask one specific question. Most homeowners walk into contractor meetings hoping they'll be treated fairly. They hand over trust like it's a deposit. They nod along when the contractor says "I'll take care of everything." And that's exactly what bad contractors count on.
The question that changes everything isn't about price, timeline, or references. It's this:
"Can you walk me through exactly how you'd handle the prep work?"
That's it. Five seconds to ask. But the answer tells you everything.
Here's why. Prep work is where every trade reveals itself. A good contractor lights up — they'll tell you about floor protection, dust containment, how they mask off rooms, what they do with furniture. They've thought about this because they've been burned by it. A bad contractor waves it off: "Yeah, we'll cover things, don't worry about it." They're already telling you they don't care about the details.
I've watched homeowners skip this question and pay for it. One client hired a painter who said all the right things about color and finish — but never mentioned prep. Three months later, paint was peeling off the bathroom ceiling because nobody had primed over the old oil-based paint. The fix cost more than the original job.

1. "What primer are you using, and why?"
There's no universal primer. Oil-based primer for stained ceilings. Bonding primer for glossy surfaces. PVA primer for new drywall. If they can't tell you the difference, they don't know what they're doing.
2. "How do you handle dust containment?"
The answer should include plastic sheeting, zippered doorways, and negative air pressure if it's a big job. "We're careful" is not an answer.
3. "What happens if you find rot or mold behind the wall?"
This is the moment you find out if they're honest. A straight answer with a change-order process means they've done this before. A shrug means you're about to get surprised by a bill you didn't agree to.
4. "Who's actually on site every day?"
The person you're talking to might not be the person swinging the hammer. Know who's in your house. Ask if they use subcontractors and how they're vetted.
5. "Can I see a job you're working on right now — not a finished one?"
Finished jobs hide the process. A job in progress shows you how they work, how clean they keep the site, and whether they're organized. If they hesitate, that's your answer.

What the uninformed homeowner does: Asks about price first, gets a low number, signs the contract, and discovers months later that "low price" meant "skipped prep." Now they're paying twice — once for the bad work, once to fix it.
What you'll do now: Ask the prep question first. Watch their face. If they can't answer with specifics, you walk. No hesitation. No second chances. The money you "save" on a cheap contractor evaporates the moment someone has to redo the work.
